Villa Tirta Ayu
Blog - October 31, 2025We want to share Villa Tirta Ayu, owned by our friend Michael Hannick. It’s a place that holds a kind of quiet Bali magic before you even step inside.
The villa sits on the hills of East Bali inside Tirta Gangga Water Palace, one of the most sacred and historic sites on the island. It was once the royal sleeping quarters of the King of Karangasem, and you can feel that history when the morning light moves across the water gardens.
Five meters above the fountains and pools, the villa looks over the entire palace. Every view connects you to the land. Carol Mueller designed the home. She also shaped Amandari and the Oberoi, and her respect for Bali is in every detail. The traditional structure stands strong. The touches of comfort are simple and warm. Nothing tries too hard. Everything feels like it belongs.
The villa has two ensuite bedrooms and a third room that can easily become another sleeping space. Three bathrooms. Open air living areas that stay bright and breezy throughout the day. A modern kitchen. An outdoor dining pavilion made for long meals, good stories and unhurried evenings.

One feature makes this place unlike any other home we have seen. The private plunge pool is fed directly by the sacred spring of Tirta Gangga. The water flows fresh and alive, straight from the source. It moves through the property as a quiet reminder of the royal past and the spiritual energy held here.
The villa was refreshed in 2022. The team kept the original soul while bringing new life into the interiors. The land covers 400 square meters with forty three years left on the lease and the option to extend.
The price is Rp 13 Milyar, about USD 790,000. For anyone who understands Bali and its stories, this is a rare chance to hold a piece of living history. A home shaped by water, culture and the memory of a royal legacy.
